Chet Nichols, President

Chet Nichols, president of New Angle Development, has been developing properties in the Las Vegas valley for over 25-years. In addition to his own projects, Nichols has also participated as a key consultant or executive in much development planning, product design, venture and capital structuring, as well as a development and construction manager for most all development types. Chet’s development philosophy is not to simply target a particular sector due to ease of entry and pursue it through blinders regardless of any cycle, but to find and fulfill under-served niches before the “herd.” It was on that basis and as Amland Development that Nichols conceived, planned, developed, and sold one of the largest (642-units) and most successful luxury condominium projects ahead of the craze in the early 2000’s after which many others crowded the market less successfully.

As an economist, financial analyst, student of behavioral economics, and real estate developer, Nichols believes that during most any economic or geopolitical or cycle environment, opportunities exist for those with proper vision. After years as a homebuilder, developer of apartments, senior health care facilities, and most all other common income-producing real estate ventures, Nichols deliberately set out to avoid those most competitive “cookie-cutter” development types and instead chose to seek opportunities in true mixed-use, urban redevelopments, and niche opportunities requiring more skill and team expertise, presenting less risk as a result of a less competitive landscape. In terms of team expertise, Nichols maintains extensive collaborating relationships with cutting edge operators, designers, engineers, contractors, market analyst, and finance specialist who contribute their unique experiences to more complex development projects. “Plan Well and Document Well” for success is their common philosophy.

For purposes of the Las Vegas Stadium Mixed-Use project, Nichols has partnered with long-time friend and world-class luxury hotel operator Paul Wischermann of Wischermann Partners. Wischermann brings the operational expertise to a team also comprised of top designers and one of the most prominent hotel builders in the southwestern US. Nichols serves as the lead who as a development partner and chief development officer has in the past arranged debt and equity financing for over $2-bil in various development projects. As a general contractor, Nichols has also constructed over $1-bil in real estate development projects. In addition to general contractor licensee and finance specialist, Nichols has previously been licensed or permitted as a NV Real Estate Broker, Property Manager, and Reserve Study Specialists.

Nichols received his associates degree from the University of Auburn (Montgomery) before attending the University of Phoenix to complete his education later in life. Nichols lives in Henderson NV with his wife of 23-years and has 3 adult children.

Don Wing, Executive Vice President

As Founder and Principal, Donald Wing drives the vision, strategy, and direction at New Angle Development. Don is responsible for managing every aspect of the company's Las Vegas office. One of the company’s original partners, he has been instrumental in growing and maintaining New Angle's development portfolio. Don brings over 17 years of commercial real estate knowledge and experience in marketing, managing, and sales of millions of dollars of residential, retail, and office property downtown and throughout the Valley, and Southwestern United States.

Prior to founding New Angle Development, Don held key roles at American Homes 4 Rent (AMH – NYSC). A true long-term strategist, he worked independently and led a talented team in acquiring, repositioning, and stabilizing millions of dollars of investment properties. His strong leadership included expertise on the operations' management, development, redevelopment, construction, rehabilitation, and maintenance of AMH’s nationwide single-family home portfolio. As Division Manager and regional head, he oversaw 8 million square feet, 214 buildings, 350+ employees, and more than $1B in assets in large urban markets like Dallas, San Antonio, Houston, Atlanta, and Las Vegas.

Independently, he has accumulated millions in investment properties including a boutique luxury resort in the Palm Dessert. Located on a natural hot spring, the Spring Resort and Spa has won national acclaim. Don's asset management technique encourages mindful innovation with measured risk and includes a vast real estate knowledge of almost all property types.

Don is a distinguished graduate (B.S.) and holds a real estate license through the State of Nevada Real Estate Agency. Don is also deeply involved locally with real estate, civic and professional organizations having served on various volunteer boards and committees.

Don's innovative contributions to New Angle's operations, planning, marketing, and management are complemented by his impeccable military career and real estate expertise. Before creating the company, Don was a retired Squadron Superintendent with 22 years of exceptional service with the USAF. His remarkable military career contains several tours including the Enduring Freedom and Iraqi Freedom and 5 Specialist Service awards.
